497 Pacific Ave, Pacifica

This is as per contract between Partha Patnaik and Victory Construction. Inc.  I Jag Gill as was witness to from the beginning to present is updating this blog for the record to the best of my ability.  This blog is just for the record to make things easier it might be updated down the road.

SIDING/STUCCO

1.    Remove vinyl siding from the front of the house and both sides (not the back).
       Done: NOTE Stucco was half done on the front only after confrontation job was completed.
2.    Repair the underlayment/old siding as needed in preparation for new stucco application on the front and both sides. This includes installation of new plywood wherever needed.
       Not done as per the contract.  Lots of rotten/dry rot wood was covered up with stucco.  Pictures are attached for visible wood which should have been replaced.  Times and again we were told that pressure treated redwood will be used but that is not the case.  {Breach of Contract and Not a professional approach to the Quality of Work
    All pictures are from standing front of the house facing it below picture is left side of the house under laundry room.  Plywood should've been changed but it was painted over without even putting minimal of cleaning, washing and painting.
 This is close up to show that under the paint is rotten ply wood which should have been replaced as per the contract, poor business practice, workmanship is compromised and direct breach of contract.

 Below picture is right side of the house, Electric Panel cover.  This is rotten ply wood should've been changed as per the contract but it was just painted over.

Below pictures is when they removed the electric meter cover and it was sitting among the garbage and I was told it will be replaced with new board.
 


Below picture is standing on the roof of 2nd floor, right side of the house.  Siding is absolutely rotten should have been replaced but it was painted over.  Paint is only 2months old and is already flaking, at the minimum should've been sanded or the least pressure washed to clean and remove the cob webs in next few pictures you will see poor workmanship and poor business practices.

 Below picture is standing on the roof 2nd floor, left side of the house again wood is rotten or at the minimum should've been sanded/cleaned as per the contract.

Below is the middle of the 2nd floor roof siding.
 Back to the ride side of the 2nd floor roof siding, rotten wood.
No plywood has been changed have proof that they painted over old rotten plywood.  Times and again it was said that siding wood will be sanded before paint, few boards were less than 2 foot were changed and they were ready to paint when at the front of house it was pointed out that board is rotten only then one board was changes rest remained same. < This was copied from old notes, I'll probably have pictures to show this which I'll load up later when i find them.
Below is the picture of all the siding boards changed by Victory construction.  Two long boards which we believed were damaged badly at front were questioned before they started painting only one board on the right corner of the house was changed other remained at it's spot no cleaning of sanding was done just painted over. Inside of the board shows painter missed many parts and painted over the cob webs "I'll have to take picture of cob webs on this board"
 
3.    Install new stucco on the front and both sides: install black waterproofing paper, wire mesh and new stucco. Finish coat is to be color coat of owner’s choice.
        DONE : Stucco was left on many parts of the house specailly on the front side and along the driveway only after putting up fight it was done as it put house in such an imbalance that it looked like a joke.

GUTTERS/DOWNSPOUTS
4.    Provide/install splash blocks on the ground at each downspout.
Not finished properly downspouts are safety hazards.  This was included in original estimate but we were charged for the 2nd time in estimated amount of $400+  <Clip and paste from old notes.

5.    Replace all downspouts with aluminum pre-finished. Install any missing downspouts.
       Not all downspouts have blocks at the bottom.

 Below is the left side of the house 1st downspout. Looking down from the top of the house facing the road.  It's missing Splash Block, even if splash block was at it's spot it's serious safety hazard.
 This is close up from road facing up, on the left if old downspout, which should've been disposed off but it's sitting around and according to victor all job is done to completion.
 Below is the 2nd downspout on the left side of the house, sitting on the newly built deck for the water to flow and damage the wood.  Further below you will see how the downspout at the front of the house made it's way pass under the deck for the water to flow away from the house why this could've not done here?
 Below is the picture of old downspout, which should have been removed but it's saved for decoration and future references.
 Here below are two pictures from the top of roof, luckily the hole is patched up but bottle neck is saved.

This is right side of the house window of the blue room is showing which is showing signs of water leak from the ceiling, plus gutters looks like used gutters as they look quite beaten up not as if they are new.

 This is old down pour pipe still stuck in the roof, same this as left side of the house have bottle neck hanging this right side of the house has pipe hanging.
 This is the old pipe hanging around which should've been disposed off.  There was lots of sharp thin metal all around the side of the house which I had to clean up as it was safety hazard.  There are still nails, chicken wire wood all around the house.
 This is the downspout at the front of the house, as mentioned above for the deck on the left hand side splash block is set for the water to roll over the deck but here is the proper job done by cutting it and making it go under the deck.


 Gutters are not leveled to drain the water out below are few pics, one day after the rain.  These two gutters are at the right side of the house by patio.  One gutter is by patio of which I could not get the picture off as I walked on it I heard serious wood cracking so I backed out.

 Below is the second gutter on the right side of the house, on the left is the hole in the roof.

ROOF
6.    Demo the roofing material and all flashings. Remove skylights and clean them. Keep skylights. Dispose of debris.
7.    Install new curbs or repair curbs as needed for 2 skylights.
8.    Install base layer modified bitumen, install top layer of granulated modified bitumen.
9.    Install flashings on the entire roof. Install new sheet metal flues and vents.
10.    Install existing cleaned skylights back.
11.    Replace all galvanized metal gutters and downspouts.
12.    NOTE: If allowed by the City, install 30-year shingles on the slanted gable portion of the roof as per the FHA Job Specifications and Bid Request Form Item 4-2. Verbally on no12 we were told city allowed it but job was never performed.


Below are the pictures of the room on the right side of the house in which ceiling showed signs of water leak from the roof.




After rain water deposits on the roof, proper leveling is not done for the water to drain out, water deposit in this area which is left side of the house above kitchen area.  In picture is quite visible that roof is not leveled.

 Below picture shows standing water from rain of yesterday though it was a quite hot and sunny day today.
 Below picture is of the left front side of the house, left corner of the house above laundry room.
 Below is the front of the house above the front entrance, standing water from yesterday's rain.  Also you can see the raised curve which blocks the water and to the right proper leveling is not done.
 Better view of the tow downspout openings and it's very visible in the picture that roof is not leveled properly for water to drain out.

 Below is the right corner of the house, standing water from yesterday's rain.
 This is skylight has bump which holds the water in two areas, not very visible in the pictures but will try to take better pictures for the record.
 Bit better view of the little bump and raised tar which holds the water.  Didn't notice the crack while taking the picture, will have to go back and check that one out.
